Agent Reboot: Raising The Bar In Park Cities Real Estate

If you haven?t bought or sold Park Cities real estate in the past 5 years or so, you will find out that the Park Cities real estate environment has changed dramatically. I am not talking about the housing or mortgage issues that we have all come to know and, um? love. I?m talking about the way that the home buying process takes place. The mortgage issues just add another layer into the mix.

The process as a seller has more or less stayed the same. You find a Park Cities real estate agent to list your home for sale, keep the home in good condition for showings, and wait for a contract. Where the selling process has changed significantly is in the marketing of the home. There is a joke in Park Cities real estate that many agents practice the 3 Ps of real estate:

  1. Put a For Sale sign in the yard
  2. Put the home in the MLS
  3. Pray

While every one of these are certainly required, the 3Ps by themselves won?t take you very far in getting your Park Cities home sold!

Today, around 90% of home buyers start their search online before they ever talk to a real estate agent. If your agent is following the 3Ps of Real Estate, these 90% of buyers will NEVER find your home. It is important to find a Park Cities real estate agent who will go above and beyond the 3Ps and really market your property.You need an agent who is accessible, high tech, personable, friendly, and social. In other words, you need an agent who will be able to reach the 90% of online home buyers.

One of the biggest real estate news organizations out there is Inman News. Inman caters to the real estate industry and provides education to real estate agents to help them connect with buyers and sellers in today?s real estate market ? the high-tech market. Inman teaches agents how to use important technologies to promote a property or find properties such as video ,photography and virtual tours. They teach how to engage clients through social networking to enhance the relationships with their clients through Facebook, Twitter, and LinkedIn. And they even teach some basic refreshers like how to answer a darn phone, leave a voicemail, or at least return someone?s call!
